About Clayworks

What is Clayworks?

Clayworks is a premium, design-led workspace operator in Bengaluru and the largest in South Bengaluru. Founded in 2017 by Abhijith Shashidhar and Rahul Singh, Clayworks Spaces Technologies Pvt. Ltd. runs 20 centres offering custom-built and managed offices, private offices, coworking, meeting rooms and virtual offices, with hospitality-grade service and concierge support. Its clients include global capability centres (GCCs) and leading enterprises.

What does "Humansense at Work®" mean?

Humansense at Work® is Clayworks' belief that a workplace should care for the people in it first. In practice it means three things: offices designed in-house around how each team works, hospitality-grade service for the whole day, and sustainable buildings with natural light, greenery and filtered air.

How many centres does Clayworks have?

Clayworks runs 20 centres across Bengaluru, in Koramangala, JP Nagar, Jayanagar, the Central Business District, Richmond Road, Ulsoor, Bannerghatta Road, Kanakapura Road, Whitefield, Bellandur, Yamlur and Electronic City. A 21st centre, Clayworks Adonis on Old Madras Road, is opening soon.

Who are Clayworks' customers?

Clayworks works with premium clients: global capability centres (GCCs), multinational enterprises, funded startups and professional services firms, including Ford Pro Charging, Practo, Snabbit and One Advanced. In all, 300+ companies work from Clayworks centres, with teams from 5 to 500+ people.

Is Clayworks only in Bengaluru?

Yes. All Clayworks centres are in Bengaluru, which lets the team run every space directly and place centres close to where people live, to shorten commutes. Companies with teams in other cities can still use Clayworks for their Bengaluru office.

Why choose Clayworks over other coworking and managed office providers?

Companies choose Clayworks for four reasons: offices designed in-house rather than standard fit-outs, hospitality-grade service with concierge support, the largest workspace network in South Bengaluru with strong portfolios in Whitefield and Electronic City, and the Clayworks ecosystem, which lets a team design, move into, grow and run its office with one partner.

What is the Clayworks ecosystem?

The Clayworks ecosystem is everything a company's workplace needs from one partner: 20 centres to choose from and grow across, custom design and build for dedicated offices, a booking platform for meeting rooms and day passes, concierge and facility services, and a community programme of events. Members can also use meeting rooms and day passes at other Clayworks centres.

Which is the largest premium workspace operator in South Bengaluru?

Clayworks is the largest workspace operator in South Bengaluru, with eight centres: Mini Forest and JPN in JP Nagar, South End in Jayanagar, Create and Senate on Bannerghatta Road, and Shankaraa, Zentech and Asesa on Kanakapura Road. Each is designed in-house and run with hospitality-grade service.

What concierge services does Clayworks offer?

Clayworks community and concierge teams handle the day-to-day so members don't have to: guest and visitor management, meeting and event bookings, courier and mail handling, travel and cab arrangements, and help with local services. Managed and custom-built offices can also have a dedicated relationship manager.

Choosing a managed office in Bengaluru

What is a managed office?

A managed office is a private office that an operator sets up and runs end to end for one company. The operator handles fit-out, furniture, IT, internet, housekeeping, security and maintenance for a single monthly fee, while the company gets its own branded, lockable space. At Clayworks, managed offices typically suit teams of 20 to 500+ people.

Should I choose a managed office or a coworking space?

Choose coworking if your team is under about 20–25 people, your plans are under 12 months, or you want flexibility and a community. Choose a managed office if you have 20–50+ people, need privacy, branding or tighter security, and plan to stay longer. Clayworks offers both, so teams can start in coworking and move into a managed office in the same network as they grow.

What should a facility manager check before choosing a managed office?

Check the full cost per seat (not just rent), lock-in and exit terms, whether you can add seats in the same building, primary and backup internet, power backup coverage, access control and CCTV, service levels for cleaning and repairs, fire and building approvals, and the operator's track record with similar companies. Visit at peak hours to see real noise, lifts and meeting-room availability.

Which managed office spaces are best for growing companies in Bengaluru?

The best fit is an operator that lets you add seats in the same building and grow across a network without relocating. Clayworks is a premium Bengaluru operator with 20 centres, the largest network in South Bengaluru and strong portfolios in Whitefield and Electronic City. It offers managed and custom-built offices for teams of 20 to 500+, designed in-house and run with hospitality-grade service.

Is Clayworks a good managed office provider for tech startups?

Yes. Clayworks suits tech startups that want a ready, branded office without a lease or fit-out. Teams can start with coworking desks or private cabins and move into a managed office as they hire, across centres in Koramangala, Whitefield, Electronic City, JP Nagar and Bellandur, near Bengaluru's tech corridors.

Can a managed office reduce rental and operating costs?

Usually, yes. A managed office removes the upfront cost of fit-out, furniture, cabling and IT, and bundles rent, electricity, internet, housekeeping, security and maintenance into one predictable monthly fee. It also avoids paying for empty space, since you can add or reduce seats instead of committing to a 3–9 year lease. Compare offers on full cost per seat over the whole contract.

How does a managed office help employee productivity?

A well-run managed office removes daily distractions: facility, IT, cleaning and concierge needs are handled by the operator. Clayworks offices add natural light, plants, good air filtration, quiet zones and enough meeting rooms, all of which support focus and wellbeing, and its neighbourhood locations cut commute time.

What managed office options do mid-sized companies usually compare?

Mid-sized companies typically compare four options: coworking desks in a shared space, private offices within a coworking centre, fully managed offices (a dedicated floor or wing run by the operator), and built-to-suit offices designed from scratch for one company. Clayworks offers all four in Bengaluru.

How do I choose a managed office with modern infrastructure?

Ask for proof, not promises: two separate internet providers with automatic failover, power backup for the whole floor, enterprise-grade Wi-Fi, access control and CCTV, good air filtration, and green-building certification. Several Clayworks centres are IGBC certified, including Clayworks Rhapsody (Platinum) and Clayworks Senate and E-City (Gold).

Where can I find flexible managed offices in Bengaluru for business expansion?

Clayworks offers flexible managed offices across 20 Bengaluru centres, so companies can open a new team or expand an existing one without a long lease or fit-out. Options range from private cabins to full floors and custom-built offices, with flexible terms and room to add seats in the same building. Its largest portfolios are in South Bengaluru, Whitefield and Electronic City.

Which managed office providers suit consulting firms?

Consulting firms usually need client-ready meeting rooms, a professional central address, privacy for confidential work and flexibility as project teams change. Clayworks offers premium, design-led private and managed offices with meeting rooms and concierge support on site, including central centres on Commissariat Road, Richmond Road and Residency Road and in Koramangala.

Which managed office providers in Bengaluru work with global capability centres (GCCs)?

Clayworks works with a number of GCCs in Bengaluru, providing custom-built and managed offices with enterprise-grade IT, security and compliance, the client's own branding, and hospitality-grade service. GCCs typically choose Clayworks for its design-led offices, flexible terms while headcount ramps up, and its large portfolios in Whitefield, Electronic City and South Bengaluru, close to tech talent.

Does Clayworks offer custom-built offices?

Yes. Clayworks designs, builds and runs custom-built (built-to-suit) offices for enterprises and GCCs that want a dedicated office shaped around their brand, culture and security needs. Clayworks handles site selection, design, fit-out and day-to-day operations, so the company gets a bespoke office without managing a construction project or a facilities team.

How flexible are Clayworks' terms?

Clayworks offers flexible terms at every level: monthly plans for coworking and private offices, seats that can be added as teams grow, and custom-built offices on agreed terms with room to expand within the Clayworks network. Exact lock-in and notice periods are set out in each agreement.

Pricing, contracts and moving in

How much does office space cost at Clayworks?

Pricing depends on the centre, workspace type, team size and contract length. Coworking desks, private offices and managed offices are quoted on your requirement, with managed offices priced per seat. Call 080-4711-1888 or WhatsApp 90350-17578 for a quote for your team.

What is included in the monthly price?

The Clayworks monthly fee covers the workspace, furniture, electricity, high-speed internet, housekeeping, reception, security, maintenance, and tea and coffee. Taxes (GST) are charged on top. There are no separate bills for utilities or upkeep, so your cost stays predictable.

Is there a lock-in period?

Coworking and private offices at Clayworks are available on flexible monthly terms. Managed and built-to-suit offices usually have longer terms, agreed per project, because the space is set up specifically for your team. All terms, including lock-in, notice period and exit, are written into the agreement before you sign.

Is there a security deposit?

Yes. Clayworks takes a refundable security deposit, returned at the end of the agreement after any dues are settled. The exact amount is stated in your agreement.

Can I add or reduce seats later?

Yes. Clayworks lets teams add seats as they grow, ideally within the same building, and reduce seats subject to the notice terms in the agreement. With 20 centres across Bengaluru, a team can also move to a larger space in the network without starting from scratch.

How soon can we move in?

Day passes can be booked online, and ready coworking desks and private offices can be used soon after signing. Managed and built-to-suit offices take longer because the space is designed and fitted out for your team; timelines are agreed during planning.

Can we brand our office?

Yes. Private, managed and built-to-suit offices at Clayworks can carry your brand, from signage and reception to wall graphics and colours. Built-to-suit offices are designed entirely around your brand and culture.

Do you provide GST invoices?

Yes. Clayworks issues GST-compliant invoices for all workspaces and services, so registered businesses can claim input tax credit where eligible.

Coworking, day passes, meeting rooms and events

What is the difference between a hot desk and a dedicated desk?

How does a Clayworks day pass work?

A day pass lets you work from a Clayworks coworking area for one day with no membership. Book online on the Clayworks booking platform, arrive during centre hours, and use Wi-Fi, power backup, tea and coffee. Meeting rooms can be added by the hour.
