Overview

When Practo wanted a more premium corporate office, it was looking for more than a conventional workspace. After spending a few months with another operator, the company sought to separate its corporate operations from its calling and BPO setup and establish a distinct workplace for its corporate team.

After evaluating multiple workspace operators and conventional offices in Koramangala, Practo chose ClayWorks 371 in 2023. What began with approximately 220 seats eventually grew into a commitment to the entire building, with the footprint expanding to around 400 seats.

The decision brought together a distinctive building, a customised workspace and a flexible operating model.

The Solution: A Workplace Designed Around Practo

ClayWorks 371 stood out for its location, architectural character and scope for personalisation. Rather than adapting Practo to a standardised office layout, ClayWorks worked around the company's requirements to create a distinct corporate environment.

The design brings together art, natural materials and greenery. The facade combines gravel stone and brick cladding, while artworks by S. H. Raza feature across the rooms. Workstations are positioned to maximise access to natural light, and the boardroom incorporates live-edge tables and rammed-earth wall finishes. Terrazzo flooring adds a distinctive material element to the interiors.

Beyond individual workstations, collaboration was a key consideration. Balconies overlooking greenery accommodate informal interaction, while an open terrace café offers another setting for people to connect outside their desks.

Together, these features create a workplace that balances focused work with opportunities for collaboration, while giving Practo's corporate office an identity of its own.

The transaction was facilitated by Knight Frank.

The Outcome: From Select Floors to the Entire Building

Practo's initial requirement was approximately 220 seats across select floors. As the engagement progressed, the company expanded its footprint to around 400 seats and took over the entire building.

The expansion marks the defining outcome of the partnership: a specific corporate office requirement evolving into a building-wide commitment.

For businesses evaluating managed offices, the engagement highlights the value of looking beyond seat availability to factors such as the ability to scale quickly and flexibly, thoughtful design, scope for customisation, and a workspace partner that can adapt to evolving business needs.

Leadership Perspectives

“At ClayWorks, we believe a workspace should respond to the business it serves, not force every organisation into the same template. Practo's journey reflects the importance of understanding a client's requirements and delivering the flexibility to support them as those requirements evolve. The move from select floors to an entire building makes this engagement particularly meaningful.”

“Design is about more than how a workplace looks; it is about how people experience it. At ClayWorks 371, natural light, art, tactile materials and green collaboration spaces come together to give the building its own identity. We wanted the workplace to offer more than desks, to create different settings for focus, interaction and connection throughout the day.”
