Overview

As One Advanced expanded its India operations, Bengaluru took on a larger role in the company’s global operations. With Finance and Tech functions transitioning from its UK headquarters to India, the company needed to scale its existing Bengaluru team from 50–60 people to 550.

In 2024, One Advanced was introduced to ClayWorks through international property consultancy Altre. The company chose ClayWorks Opus on Richmond Road for its central location, dedicated full-floor setup and ability to deliver a customised, fully managed office at scale.

The result was a 28,000 sq. ft. Global Capability Centre (GCC), designed around One Advanced’s brand and operational requirements and delivered within 60 days of signing.

The Challenge

One Advanced’s existing 6,500 sq. ft. traditional office on Hosur Road could no longer accommodate its expanding workforce. The location also meant longer commutes for many employees, while the transition of additional functions from the UK required a workplace that could support a significantly larger team from day one.

Managing a conventional office would involve coordinating multiple vendors across fit-outs, facilities and daily services. One Advanced needed a single partner to deliver the new office end to end, with the right infrastructure, employee amenities and a distinct corporate identity—without diverting leadership attention from its growing India operations.

The Solution: A GCC Designed Around One Advanced

ClayWorks provided One Advanced with an entire 28,000 sq. ft. floor at ClayWorks Opus on Richmond Road, in the heart of Bengaluru’s Central Business District.

The built-to-suit workspace was designed around the company’s teams, brand and operational needs. With interiors designed by Stapati, the office brings One Advanced’s identity to life through its brand colours, an illuminated logo wall, facade signage and graphics inspired by its “Together” and “Future Ready Strategy” themes.

Dedicated meeting rooms support calls and collaboration with teams globally, while breakout lounges and common areas provide spaces for informal interaction. The design also incorporates sustainable materials and practices.

ClayWorks managed the delivery end to end, from the workspace fit-out to operational readiness and ongoing office management. Food, employee travel, concierge services, housekeeping, maintenance, technology and facilities were brought together under one managed solution.

The entire floor was handed over within 60 days of signing, ready for all 550 people to move in together.

The Outcome: From a Local Office to a Global Capability Centre

One Advanced’s Bengaluru office grew from a traditional 6,500 sq. ft. workspace for 50–60 people to a fully managed, 28,000 sq. ft. floor accommodating 550 people.

The new location supports the transition of core Finance and Tech functions from the UK headquarters, positioning Bengaluru as a Global Capability Centre rather than solely a development base.
